PARIS - Property Search facility:

David King & Associates Ltd appreciate the difficulty many foreigners encounter once having decided to purchase a property in Paris, whether this be finding the time to visit, locating a trust worthy agent, a bi-lingual notary, a reliable building contractor, a letting agent etc. It is for this reason that we offer a unique service from the point of initial interest to taking possession of an apartment.

We look for apartments that match the criteria specified in a detailed requirement form (see below). We act for the purchaser only, to ensure there is no conflict of interest and that a property can be purchased at the lowest possible price. The fee is no more than if a property were to be purchased via a traditional estate agent.

We cover the whole of Paris together with the suburbs of Neuilly, Boulogne and Vincennes with a minimum price level of 150,000 €. Prices vary from 4,000-9,000 € per m2 and as a very rough guide a 2 bedroom apartment will total around 80m2 and if relatively centrally located will average about 6,500 €/m2.

The basic procedure is as follows: Once a requirement form has been received our Paris Associates will advise as to whether the specification and budget are realistic, thus whether we are able to help. Due to the level of activity and the fact that good property stays on the market for a very short time, our searches are carried out within the week prior to the visit. A list of suitable property is sent and if of interest, photos and plans provided (where possible) following which appointments to visit will be made.

Our Associates will meet the client in their hotel or at any other convenient place, discuss the schedule and accompany the client to all properties. We assist in offers, negotiation, choice of and dealings with a notary, lawyer, banks, builders, rental agents etc whether the purchase is as a main residence, 2nd home or investment.

Our aim is to ensure the whole process runs as smoothly as possible from start to finish

  • Prices are the highest in the "rive gauche" (5th, 6th and 7th arrondissements).
  • Remaining central, but with lower prices, we would advise the "Marais" (3rd and 4th arrondissements), "Place des Vosges-Village St Paul", or the Opera, Palais Royal area (1st & 2nd arr.) and "Les Halles".
  • For the residential areas of Paris where property will hopefully increase in value, we suggest the 8th (Champs Elysées), the 16th (Trocadero) and the 17th (Monceau). These areas are good for investment and apartments can easily be rented either furnished or unfurnished.
  • The 9th (Gare St Lazare & Gare du Nord) and the 15th are generally residential with good buy to let potential.
  • North and East Paris represents good value for money in respect of size to price ratio.
